Most investment properties are going to be distressed in one way or another, so you may have to be wary that Conventional Loans, FHA, etc may not work for you because the houses wouldn't qualify (need to be able to pass a 4 point inspection) so that is what the beautiful Hard Money Loans and Lenders are for!

Have a W2 and real estate lend it self beautifully to developing a massive portfolio on the side.
