I'm looking at similar units and coming to similar conclusions for you - they seem strong on cash flow, and a low barrier to entry for new investors.

Luckily I screamed help and some other unknown guys came up and started fighting with the ring leader.

I've done a high volume of these transactions all over Pinellas and I've seen better results/returns when the barrier to entry is even just slightly higher. 

It's a long term game to build wealth, especially in expensive markets where the barrier to entry is higher.

@Chris Rey I am in Westchester as well (Dobbs Ferry) and completely agree that this area has significant cost barrier to enter.

Same way or inside shower surround except there it will get a poly vapor barrier behind concrete board,,,and ditra waterproof liner OVER the concrete board before tile install.

And the battery is just 4 AA, not a rechargeable pack like in a ring doorbell.
