So rent out 3 live in one is my plan to reduce my living expenses greatly and use the savings to help pay down the principle on the loan and invest back into growing and automating my wholesaling business to use that money to build my portfolio faster. 

You still have to pay a fabricator to cut out the sink and install it but still cheaper and faster then starting with a slab.Downstairs bath, see my other comments, go with a HOPO all in one for $400 and see my comments about doors.Bedrooms  Doors and hardware see above.  

Buy and hold is one of my areas I focus on as well but I also have to use other avenues like flipping to grow my buy and hold faster, overall most people who have a w2 job the buy with cash and then cash out refi is the best way to go from my experience BUT it must be a property you can improve and drive the ARV on because banks will only lend normally 75% or 80% of the value of the home.

I am sure I could find partners and buy more houses faster, but not sure I want to....

I would not attempt to short sale this property because it will close so much faster since it has been foreclosed.

I'm guessing I should paint it and replace the roof in order to sell it faster and/or for possibly a slightly higher price.

I concur with @Lucas Hall the cozy deposits seems to be faster now. 4-6 days are what I am seeing too. 

This shift in strategy helps me scale up units faster without having to scale up PM capabilities.In summary, if you have the time to be hands on, risky properties can make a lot of money if you put in the time.  

Buy and Hold is the classic landlord situation, Flipping is faster money and note buying is pure chaos mixed with stoic income.
