I wanted to know if there's anyone in the area that can help me out a little to find leads and if I should branch off to a different market in wholesaling if so where I've been researching places that maybe I could wholesale in but no leads.

As with anything else, its scary to get into leading a syndication as a Sponsor, 1.

EDIT:  Let me add that I also look at the age of the property, trying to stay with properties built in the late 70s or later to avoid issues with lead base paint and cast iron plumbing.  

The last thing Im dealing with is my lender informed me my DTI is too high ( I have no debt at all aside from the investment property and primary residence) and I have applied with another lender, however they still have not gotten back to me which leads me to believe that my DTI may actually be too high lol.

Expect to have lead and possibly asbestos to deal with.

Lowering the standard means increasing sub prime mortgages, which is what lead to the housing crash.

While reading Brandon's book I have created my first process that I am going to work consistently to find a lead to purchase more homes in the area. 

You will also run into wholesaler scams, lead generation scams etc.One thing I would ask for going forward before working with any private lenders or anyone else in real estate is ask for referrals.

I'm not in the best area, but, I have done some renovations and screen well, which leads me with great tenants, I don't think I have one tenant with below a 720 credit score and make 4x rent.
