Don;'t buy in cities with POS and you won't have this issue.Some cities are now starting to not require to escrow funds so they are a little easier to work with.

Profits from flipping at the volume you appear to be operating at would more likely be considered self-employment income subject to regular taxation plus self-employment taxes.In that case, being able to shelter some of that income from taxation by contributing to a Solo 401(k) could be advantageous.  

Although you have been backed into a corner it would not appear to be that serious if you were not intending to raise all tenants to full market asap.

rent trends, population movement trends, population change trends, job change trends, pay trends, crime trends, etc.All of interest to me...I know it takes time and research to get this stuff done...but is there a resource out there that might make it easier (at a cost, or otherwise)?

Not really sure if there is some benefit to this- The commercial loan wouldn't count against my total allowable fannie mae loans- Hassle - this is hard to quantify, but dealing with 1 loan just seems easier overall What are some other things I should be thinking about here?
