ask for references.at the end of the day, a good relationship with a lender that can close when you need to close and can give you a no bs pricing is key. that is what I expect from my borrowers, be upfront and honest so we can have a smooth transaction. a direct lender might be cost-effective sometimes, but nothing beats a broker that knows how to structure the deal instead of just submitting paperwork. 

Some markers I’ve never heard of, but others near that area may say it’s a no brainer.

Otherwise, its a no go given the large repair (were not talking about small light switches here). 

With my company paying for housing in NYC it seems to be a no brainer to rent my house in Denver.

He even got me to sign a no recorse and have my house and shop as collateral...

Luckily 2 trucks of water is less than we charge for one night's stay so it was a no Brainerd to get the water delivered.We also have almost 10k gallons of water storage under the house.

I also hardly went into the office so to let it was a no-brained to jump ship to eXp.

@Josh Longtin  As usual, Zillow's numbers are garbage.A 3 BR septic in MA will cost anywhere from $20K for a no-issues install and up. 

I've also got one in CA, and just as everyone talks about strict regulations, our community went to a "no NEW STRs" rule as of 1/1/2022. ... we closed in November 2021....grandfathered in baby!

Just kind of a "no big deal, I'll let you out of the lease as long as you pay until the end of the month that you leave" type of message.
