In some cases you can also select from a No prepay, 1 year, 2 year, 3 year and 5 year prepayment penalty.The longer the prepayment penalty the lower the rate and with rates showing a trend of coming down its tough to take a prepay at these higher rates.

That would require relocation fees since this is considered to be a no-fault eviction.With that said, you may be able to raise the rent to market rents next year because of the Costa-Hawkins Act of 1995.

If everything else is stellar, it would not be a deal killer for me if its a real low $$ and years agoI do have a "no evictions" in my criteria, but not a "no collections", so I wouldn't be altering my screening.
