It is amazing how their underwriting criteria changes after a few good deals (lower DSCR, faster closings, lower rates, short seasoning for a refi, etc).

Does anyone know a software to keep track of the expenses?

Instead of manually checking each property through google maps or the county auditor site, I'd like to upload my list into this software and get it back with more property info.

So if an amazing buy and hold was presented, I would go that route, a flip presented, I would act on that etc. 

But compound interest is an amazing thing.

Be sure to check that.I could probably get $1500/month for the 3 br which would bring my out of pocket costs to $520-$620 which $520 would be amazing.
