@Peter MorganYou are eligible to take advantage of section 121 exclusion on the unit that you lived in.You are eligible for 1031 exchange / QOF for the unit that you did not live in.Whether you decide to do 1031 or not depends on the amount of gain and whether you will be able to find a replacement property in time.

This is where pre 70s is advantageous.

Why haven't you taken advantage of those offers and you could own a home tomorrow? 

It's definitely an advantage to have access to many different markets at once.

I received an email from an apartment owner saying that he is planning to unload several of his properties in the upcoming months and he plans to take advantage of the 1031 tax code.

I do like the links between games and real estate of knowing the rules and using those to your advantage to win the game, ie or to succeed in investing.

I know that one of the bigges advantages to owning MHPs is the fact that the units are tenant owned which is much less of a hassle/expense.

@Jeffrey McKee,Reading your post, reminds me of a tenant we just got rid of-- I call them "Laura Lawyers" because they think they are much smarter, and will read the fine print to their advantage and disregard all the good things you did-- ie: not charging to break a lease.         

With interest rates at such lows now, I'm hoping to take advantage before rates go up.Finally I want to admit, I have a lot of fear, but a even more excitement to begin my real estate journey.
