His wife passed several years prior to that.However I see no probate documentation at all on the county clerk website - I do see everything for when his wife passed.Interesting, almost exactly one year to the day before he passed, he submitted an affidavit to revoke his will. 

Either way I go though, regardless, since trash pickup occurs on Wednesdays, that means that if new guests check-in over the weekend, the house will still have the prior guests' trash in the garage trash cans (note: there won't be any of the prior guests' trash INSIDE the house - only in the garage trash cans).

Could this be done prior to purchase of building to see if doing so would make sense?

If you want to send out a balance due.. recap a week prior to rent being due fine,, but I'd list it as Sept Late fee,,,,xxxx and upcoming rent, each as a separate amount.

You should consider prior sales in the area but you should pay more attention to how your house stacks up against the houses that are currently listed. 

My agent sent over an addendum to extend the closing since I'm using a rehab loan and I also had added that all hazardous materials must be removed prior to closing.

They had also moved stuff to storage, had a couple nights at a motel between moves.This is not uncommon for a seller to do prior to closing, they prepare to sell and close as agreed. 

Rent is due by 6PM on the 1st or business day prior if the 1st is a holiday.
