@Chris DeSisto,It might be more accurate to say that a broker shops your application around to lenders to find one who will accept you at favorable rates and gets a commission for doing so.A loan officer works for the lender and is usually on salary.

My estimate is accurate for nice bronx job, PROBLEM- An investor /lender from NYC would not lend to me in Nwk bc he says that he was there previously and he found that he needed a permit and inspection for anything/everything, Also that contractors are more strict and costlier bc of this.What do you think?

Choice 2 (the devil on my shoulder): "Brad, you've got an SOW already, you would estimate a cosmetic rehab to be between $30k and $40k, the wholesaler's estimates have been relatively accurate thus far, the pictures looks pretty damn good, you should get the property under contract now so that someone else doesn't scoop it up."
