If you lack the confidence for a major rehab (and believe me, conversion to a duplex will come with it's own stack of paperwork to do it legally)...if you lack the confidence then find someone to partner with.In exchange for some of the profit, you'll get a first class education as well as getting paid.

Don't use an accountant since the CPA's have far more education in regards to tax laws, rules, etc..

I'm admittedly under educated in that area.I've considered selling but ultimately decided against it because it's cash flowing and in an area that I expect will continue to appreciate greatly in the coming years.Been spinning my tires on REI and I really want to gain some traction and purchase more properties out of state, preferably in the south/Midwest.

For my VA clients, I always call the listing agent to discuss the program and make sure they are educated.

If it IS still on market when I am back, I may just do what Greg said and have an electrician look at it instead of just the inspector since they will be better informed/educated.

So, I am well educated in property management/real estate of all kinds, as well as all maintenance repair as well.
