If you want to self manage, be prepared to be the "bad guy".

Let this be a wake-up call so you can actually BE prepared for when the day comes you do get seen so that all the effort and work and money you put into "being seen/noticed" is not in vain!

if this is me I am still going to go to a lawyer VS downloading a form online and have them prepare the proper note and then I would do just as @John Kunick laid out. 

I understand that the numbers have to work, preparation should be made as well as a plan for anything that could possibly go wrong and even then could still mess up. 

Anyways, lesson learned and I'm better prepared next time. 

I just wanted anyone reading this to be prepared. 

I’ve heard many times that most people are going to need to partner with somebody that actually does have some cash and simply do a Joint Venture Agreement.

@Jacob Beg your comments can be true but are also venturing into a bad territory. 

So if you need a big increase to make this make sense, you should be prepared for the current tenants to vacate.
