My cat Dexter is an 1 1/2 year old, outdoor, American short-hair and loves to bring in live birds into my house because he knows how to open the door.I look forward to networking and masterminding with everyone and hopefully meet at one of the future BP Cons or other events.

I also believe that La Jolla is considered a "Special Community" but still under the umbrella of the "City of San Diego".

does any one have a insurance company they can referral that's doing umbrella policy's for small multifamuly properties?

There are insurances and an umbrella policy.

You can leave it and take out an umbrella policy to protect yourself from a lawsuit.  

The note says"Existing seven year old system has failed due to major refrigerant leak in the indoor heat pump coil (unrepairable), and the outdoor unit compressor has failed also because of this we recommend replacement of the outdoor unit and the matching air handler unit in the house."

We're seeing 8-12% appreciation year over year the last few months.If this were my primary, I would look at other aspects of the area where I want to live: schools, restaurants, neighborhoods, access to the outdoors, etc.

For someone just starting out, buying in your own name is much more simple and getting a landlord policy on the new property with $300k liability and if you want more coverage get an umbrella policy for the level you feel you need.If you have interest in the Charleston, Jacksonville or Daytona areas message me.Cheers, Buddy
