At this stage in my investing career I don't buy things that don't cash flow, so if the fixer upper is going to bleed cash until it's fixed, I wouldn't invest in it. 

I just did one for an entity I created this year.

I was browsing NHS' website and ran across their "NHS Redevelopment Corporation Liens Available" page. 

When I'm practicing underwriting, I'm finding a property that looks interesting, trying to find out median rates in the area and do some math to get to the NOI then divide by 6% and come up with some sort of value.

This home has little cash flow and I was thinking i will hold long term but i am thinking if i should sell (will buy some Multifamily If i decided to sell with some extra cash) home this home or keep it.

The lease says in this situation the tenant owes the total balance of the remaining term.

This is what I see being done in TX.
