So if your higher salary from living in a high cost area offsets the higher housing price, then the necessities of life are only incrementally more expensive...this allows you to have more money to save and invest, or pay down college debt quicker etc.

One advantage of buying property in trust is you can keep title the same but transfer beneficiary interest privately without having to fool with public records and title transfer tax.

Hi All,We need to come up with the 25% down payment to purchase an investment property in our area, can you share how we can find this 25% - I know we can look at using private money at a certain % but this method is quite expensive for long term as we are looking at 30 year mortgages.  

Your family home wouldn't be at risk.Why would you wait until you've saved $100k to buy ONE $200k rental, when you could buy ANOTHER one each time you saved up just $50k (ie. 75% leverage instead of 50%)?

Closing costs can add up so Ive always tried to avoid them (unless you significantly save on the interest rate)Most big banks will loan 75 to 80 LTV and having a signed lease to show income on the property will help your debt-to-income ratio.
