I would absolutely hate for this home to get tied up in probate and with all the red tape.

Such a request should be viewed, I now know, as a red flag.

There is more red tape than one can think of with development, so if you don't know what you're doing, you can get burned really bad and really quickly.

Appraisers will red flag the house if there are structure changes to it because they are engineered and designed as a functioning unit.

Red flags all around...You've lucked out big time finding an investor willing to use their own money and split profit with you 50/50. 

Unfortunately they are not necessarily the parts with all of the jobs.When I mentioned looking in the midwest, I meant for cities and/or areas to invest in but now I realize you are in Utah and there should be plenty of places there to invest within a reasonable day's drive.Have looked in Provo, Ogden, or even Rock Springs?

It also has rock-bottom fees and the sponsor has significant skin in the game.
