I've been using the 1% test as a first-check since that determines whether I'll even have a positive cash flow the first year based on some underlying assumptions on vacancy rates, repairs, CapEx, PM fees, etc.Given that I'm currently living in Seattle and will be relocating to the Bay Area soon, I figured my best bet would be to do long-distance investing, particularly the midwest (lower barrier to entry, more landlord friendly but at the cost of needing to have a PM).

You can buy test kits off Amazon.The remediation company's job is to find the mold that's there and get rid of it, not to fix the underlying cause of it, which is usually some plumbing issue.When I did this, the chain of events was: Remediation company comes and opens up the wall and does their thing to get all the existing mold out.
