I know everyone on bp rightly advocates being properly zoned and getting certificates of habitability for all units and rightly so.I'm just curious as to how this 3 family foreclosure I'm looking at has 4 separate electric meters and is listed on the tax records as a 4 family.

To make a long story short, a disgruntled tenant who I let move in with no money down.... only with a section 8 certificate, complained to the chief of the fire department (which is across the street along with the police station) about a bad switch in the apartment..

See if you can go directly to the DCA in trenton and pick it up over the counter.Seth in New Jersey a green card, sort of like statewide certificate of occupancy for multi family dwellings three units and up as well as hotels, is needed when obtaining permanent financing.

As a long time purchaser of tax certificates in various states and for various entities, I was wondering about the feasibility of utilizing an LLC for the sole purpose of bidding and assigning out certificates to various IRA's which would be my own and my families IRA's.
