Depending on the area your in, you may want to try and look for mobile/manufactured homes, they are cheap and bring really good rents.

At a hard money 10%, you are paying $12.5k in interest and even if $1700 is right rent (seems high for a mobile but I trust you know this market better than I), doesn't seem like you are clearing much free cash after taxes, insurance, repairs, vacancy, etc.

Mobile Homes- Here in northern VA there are 2-3 mobile home parks, with the price for the units at 50-60K and renting for 1100-1200.

Of particular interest would be mobile home investing (first with units, then with parks) because I have a great deal of experience litigating similar cases and the "start price" is seemingly closer to what I can do.All this to say, happy to be here, and looking for a mentor in buy and hold or mobile home investing in the Southern California area.
