As with any For Sale By Owner (FSBO), some are good deals (meaning they easily exceed the 1% rule) and bear out a good ROI after more rigorous analysis.

Such properties can be profitable, but it takes a special set of skills to manage the situations that will come up and potentially destroy your cash flow and/or the property.The strategy does not so much matter, rather than having a good team in place such as a very involved property manager with experience in class C/D properties. 

Not sure I understand your question; do you mean that you own these 30 properties free and clear (no loans), and when you went to apply for a HELOC the bank wouldn't give you one?

Account Closed  someone loses there job and you want to sue them .. give me an   a swear word break.. although in practice most board of realtors contracts state that the liquidated damages are limited to the deposit that was put up.. 

Deferred maintenance is often a simple/cheap (relatively) fix, but neglect can be the cause of major systems failures or issues, which can destroy your returns, so be sure to have a very thorough inspection.

Check with the attorney that created your LLC as to what that means.

What this means is that they are leaving in more equity in their investments to mitigate the risk of being upside down if it becomes necessary to refi/sell in a down market.
