What I found by trying to represent myself in court is whether the state requires it or not judges have been attorneys and it’s a mark against us when we don’t hire one, just legal politics.

If it's over 30 years many insurance companies won't touch it or the policy will be really expensive.Insurance companies see the 30 year mark as a key indicator of plumbing,electrical reaching life expectancy along with roofs etc.Many won't write the policy unless electrical,plumbing,roofs have been completely replaced and NOT repaired.The 50% suggestion ( I choose not to call it a rule ) because there are many other factors I consider is based on normal repairs over time.

They can try to go crazy on the mark-up for trash removal.

If the expenses are over that 50% mark, you are probably looking at a park that is managed really poorly, or someone that is writing off stuff in the park they should not be.

How strong would you weigh a comp that is marked as pending in your analysis?

Today, flight strips are on a computer screen, just marking the strip with one of those magic pens, but the method is still the same.BTW, the system is still used, what happens when your computer crashes or you lose power, are you out of business?
