In order to wrap your renovation costs into the loan and go through FHA you will need a 203(k) loan which I believe is only available to owner occupants and not to investors.

Its not that the grass looks greener, it probably is, but the effort to keep it green is sometimes underestimated.So much for waxing philosophical .to be clear make an investment while you are still working, take a loan from your 401 k if necessary but don't quit your day job until you have some experience.

Say he owes 2k and the minimum is 5 K have him cash your check for 3K and he can pay 3 K down on that note leaving a balance of 2K.
