Wikipedia says the perimeters are: 54th St -71st St East of I-95 and West of Biscayne Blvd Miami is a red hot market right now but properties are still as cheap as chips in the ghetto that stretches out West including Brownsville and Liberty City- cos yeah, no one wants to risk getting shot for buying a cheap property.

Rent an industrial strength ozone generator from a hardware store and run it in the apartment for a couple of days.Ozone is an unstable molecule that attacks hydrocarbon molecules, breaking them down into harmless substances like carbon dioxide, oxygen and trace amounts of water.Just make sure you follow the precautions and if you overdo it let the apartment air out for a day.

As to motivation - he's what I'd call a warm lead - not hot yet, but the new build behind on his spun-off land is complete, while he wasn't the builder or GC I know he kept tabs and visited that project alot . . . he lives about an hour away . . . he's open to owner financing . . and he called me back, not vice versa.

@George Fitz Yeah, prices have had a general downward trend over the last decade with the end of CAMP (the semi-militarized air raids on outdoor grows) in the area, as well as a ton of a ton of cheap, low quality marijuana grown by Mexican cartels, mostly on public land flooding the market.
