The good news is that your maintenance/renovation experience is going to help you throughout your career. 

Also, who is to say you can't find a steadily appreciating multifamily in your area to buy and then use that income to help you move out to the front range and begin your real estate education out here?   

Tell the family member that this was an investment to help pay for your son's college and right now you are losing money as rent is lower than the mortgage and HOA, so you are selling it.

An up to date tenant quality map would really help me make better decisions as I expand; I'm 100% remote from several states away.I plan on expanding my Akron and Canton holdings, but I might be convinced to start picking up properties in Cleveland too if the numbers work better with similar levels of managed risk.
