I was a student at the time and I was impressed by all the rentals available near UCSF, UOP, SF State, USF, et cetera.

I don't have any experience with investing in student areas, but that would be another angle to check out.Do your homework and get realistic rental numbers before buying anything - that's true of anywhere, but I would think especially in Spokane because until recently, home ownership was so affordable, that renting wasn't a desirable option for most people (except students as I mentioned), leaving a potentially small tenant pool.

My debt right now is 37k in school loans, 293$ per month in car payment (I am pondering paying this off-total of 9k in final payments) as well as 50$ per month of recurring credit card debt.So I guess I'm just wondering if that is a good option or if it would be less messy to pay off the car and maybe either pay off half or more of the student debts.
