I will say it's best to be clear and upfront about this as one of the four agents I talked with preferred to develop a one on one relationship, he was very accomplished and helpful but I wasn't ready to make that promise just yet.

You started by saying if a deal only promises cash flow or appreciation, always go for cash flow.But then you say: Oh, but don't go with cash flow if there's no promise of appreciation also!
