The property is a 4plex and comps are hard to come by in this area, so would like to understand the typical Cap Rate in the current interest rate environment so I can begin negotiating.The 4plex is in Tyler, TX which is about 100 miles east of Dallas.

Taking into account down international markets, shifts in leading housing markets like Dallas, and the current trade wars, being ready for a recession is the obvious answer.

Don't confuse that with a 'deal'.In a state like Texas, which seems to be a target of yours, where we own and manage a couple hundred loans around Houston and Dallas MSA's that is not a reasonable sale price for a 'normal' NPN.
