The key point to consider about "Zestimate"s is in the word itself: it says Z-"estimate" ... it does NOT say Z-"appraisal".It's  the 'best guess" the programmers can teach the software to make based on the data available to it at the time the web page loads into your browser.

I NEED A NEW PM.... over the past week I feel like I have interviewed every PM company i can find on the web in Jacksonville, if they have good rates, they have bad tenant reviews, if they have no reviews they have crazy rates. or they flat out do not seem like a professional company, there is always something, do I want a PM that handles 200 units per manager... no, do i want a PM who does not have an owners portal...

I would recommend getting a property under contract, deposit EM, engage lender, hire securities attorney, raise funds, review title/survey, leases, get loan approved, close on property.Reg D raise for sub $5m will probably be $15,000 plus filing fees.
