Upon further investigation there were 2 structures on one parcel at one point and that parcel was split at one point and the garage apartment became its own parcel but with the EXACT same mailing address (not 1/2 or anything).

In my mind, this change in the "mix" of properties being sold in varying conditions - even though they are the same addresses that are being bought and sold - are making significant impacts on home-price indeces that do not truly reflect an overall increase in housing prices.

This seems dangerous to me at best... but in this particular case I didn't address it in the lease... so I'd feel bad about not allowing it after the fact.For reference the fireplace is listed on the property appraisers site as a 'pre-fab' model.
