I see the advantages with DSCR… in that unlike conventional mortgages which have a 10 property cap, and it becomes exponentially harder to purchase each time… DSCR allows you to build a portfolio.

Elaborating further, as input: - percent vacancy- percent CapEx- maintenance and repairs- utilities- property managementAnd output the following:- cash flow- cash-on-cash return- and would be nice to have Net Operating Income and Cap RateIs there anything like that or is it better to build myself one?

My strategy for REI has been to build a portfolio directly purchasing and leasing real estate but at some point start to transition my funds into private lending others' opportunities and getting away from being the actual owner and manager of properties.

To be fair they have done a very good job of managing their growth, building out their commercial areas, and having things to do there year round.  

The development will feature an Office Tower and Residential Tower, 30,000 Square Feet of Retail, and 1 acre of Green Outdoor Space.Once complete, this project will be the tallest building outside of the Uptown Central Business District.

There have been new builds here that we've helped buyers acquire that've gone up 5-7% in 3-4 months. 

Additionally, evaluating your finances, searching for properties that meet Section 8 requirements, negotiating with sellers, preparing for Section 8 inspections, applying for Section 8 approval, and effectively managing your property are all crucial steps.
