I see this as huge risk .I am with Mike if you were buying A and B class I could see how this would have a chance, my fear is you end up like every other promoter who tried to make C class work and broke there pic doing so.now you have a bunch of investors who own homes that most likely can't be sold for what you have in them without the help of a highly organized turn key type sales and marketing effort..
