It doesn't really bother me though, I take the opportunity to get to know something about their market, and point them in the direction of lenders. 

I am not in favor of the "forget the LLC" advice that you give without bothering to ask for more details. 

If it's not a deal w/ a seller you've been talking to, do you bother calling them back & telling them so? 

I don't think she is the most experienced realtor but she is willing to deal with houses that cost less than 30K which most don't want to be bothered with.

RTC rounded up issues and provided solutions but unfortunately certain market players left that rodeo to get outside of the box and make a new play ground.  

One of my largest clients, owns 740 units, told me unless I am planning on getting to 15 units, don't bother.

just languishes on the market because a bunch of potential buyers who otherwise won't consider some dingy house at any price will never even bother looking, even just online.The part about them being rude on the phone when you have a legitimate issue, even an urgent one is also annoying as hell and very unprofessional, but of course it is not illegal.

This is where I learned that in the foreclosure process I would be competing against seasoned veterans, financial players, and representatives of banks.

I am actually an agent and don't bother putting my own place on the MLS when I rent it (Not worth paying the broker a split for the exposure).Most agents just copy your Craigslist ads and hope the renters contract them and then they will get in touch with you.
