They have way to much stuff, things all over the land that make the outside look terrible, and they have hundreds of plants inside that has made it hard to look at the property to most, needs a huge cleaning, and the garage that could fit 8 boats for storage units with the rest of their things floor to ceiling. 

You may want to get your computer monitor calibrated.Irregardless, fonts and backgrounds and layouts are changeable to whatever floats your boat.

See what your numbers look like AFTER you move out and base your numbers on that.I'm in the same boat as you. 

I am also in the same boat with my 1st property.  

I'm in the same boat not being able to get traditional financing so I know the struggle!

About Contracts (I like to look at concepts like a funnel - there's a 30,000 foot view of the whole process, then the view gets more narrow as we go down - maybe my take on things will help put the pieces together)....Ever build model cars/boats/planes as a kid?

We converted the largest buildings to group storage with in-out access for tenants (the buildings used to require the owner to have someone onsite to get their boat out of storage), added outdoor parking stalls and developed the vacant 6.5 acres into Maxi-storage.
