If the property is then forced into a foreclosure auction, the first mortgage would be paid off, then any senior liens get paid, and then the lien that was assigned to you would be paid (in full) -if there is enough equity in the property, or you could win the property at auction for just what remains on the mortgage and senior liens.

A Section 8 inspector will inspect your property and if it fails the inspection your payments will cease but the tenant will remain -- it will be your responsibility to evict the tenant.

They should have no relation to what you actually hold in reserves.Your actual reserve amount should be based on an estimation of the remaining useful life of your CAPEX items and an estimation of the repair cost (projected out to the end of life).

When most of the Short Sales are bought and Short Sale inventory goes down the Well Financed Investor Companies will be the ones offering the 10% EMD's in order to profit off of the remaining inventory.After all, why not pay the EMD when you are going to make a profit of 10K or whatever your criteria is.

maybe they are paid out if there's any profit remaining. but to stick a bank/investor for some parent that can't pay $25k, well, if that were the case, banks would be out of business. :)
