I'm looking for a centrally located (not Round Rock, etc.) Austin rental starting July 31-August 1. Do any members on here own relevant rentals? I'm looking to cut directly to the source and avoid the Zillow overwhelm...

The house I'm buying is about 1200 sf 3 beds 1 bath.

now if you live in market and its your day job to manage your lower end rentals and you self manage or can assist the PM in real time.. it can work we see a lot of mom and pop landlords on this site that are successful or at least they say they are.. but the one's that are honest will tell you its not a bed of roses and these lower end rentals carry risk.. 

It is a 4 bed 3 ba (1 is master suite).  2 car parking pad and a 2 car garage. 1/2 acre.

Since we will be starting at a fairly low height I don't believe the slope will go out very far, it will probably be for about 4 to 5 feet except in areas that have a current mulch bed where it will extend further.

I put in the bed with in one hour at 15,000 less than asking.

The seller wants 259,000 for it and one unit is currently renting for 822 (1 bed unit) and the other is projected to rent for 900 (2 bed unit).

I think the chances of wholesaling a shortsale are about as good as the chances of Hillary and Donald getting caught in bed together.
