Hello Bp,What are you guys favorite brands and places to shop for new appliances and furniture for single family home rentals?

We converted it to a 3 bed upstairs refinished everything including refinishing the floors, SS appliances and new bathrooms.

In terms of rehab work nothing major, ideally cosmetics (flooring, appliances etc etc) 

You have to budget for roof 25 year life span, floors 10 year, appliances and hot water heater 12 years, hvac 20 years, kitchen and bath remodel 15-20 year, etc. i use 8% vacancy,5% repairs, 10% capex and 10% property management when I evaluate.

Very few listings will discuss things like knob & tube wiring, fieldstone foundations, cedar post supports & beams, damp basements, horse hair plaster, uneven floors, condition of HVAC equipment, mold in the bathrooms and basement, brands of kitchen appliances, quality of light fixtures and cabinets, height of ceilings, quality/age of windows and doors, etc. 

It needs new floors, counters, appliances, paint, bathrooms.

The investment was purchased and we updated the investment with new carpets, new countertops, new appliances, and a hot tub.

Stainless appliances? 

Most of that will be slowly depreciated, some pieces (like carpet and appliances) can be immediately deducted, and some (land) are not deductible at all.

It needs a new roof, a wall knocked down in the kitchen (to give it an open concept), paint inside and outside, new flooring and kitchen appliances.
