@Jeff RabinowitzI just returned home from putting 1" of R7 rigid insulation (polyisocyanurate) along with two new 93 x 63 triple glazed windows (U-value 1.15, SHGC 0.45, ER 39) - everything taped and air sealed.

During construction I actually put bedrooms on Air BNB for really cheap and the people who stayed loved it (like $50/night with a blow up mattress) - I wanted to get my reviews up to get on the search que.

That increase in housing prices has not been due to new homebuyer demand - first time homebuyers - where the upward progression starts in an organic market increase.Because I believe we are running into this bubble market, especially at the higher price points in their area of Arizona, and because there is strong investor demand for such houses, I advised John to consider looking at wholesaling more of their leads and really cherry-picking what they keep to rehab.Our whole economy is full of air - money injected into the markets by the Fed.

If you have a forced air system, rooms (be they closets or a small room - but generally speaking an area with a door) and there is no supply in it, they can get quite cool - even if the bedroom is comfortable.Before poking holes in walls (which is all you really need to do, just drill a 3/4" hole and inspect... visually or by sticking your finger in it... very easy to fill/patch), I'd check to be sure that the area above and below were insulated if they are attic/crawlspace/unheated basement.If it's not insulated, you could remove the drywall and install insulation or you could use loose fill using a series of larger holes - just be aware that horizontal bridging will require two sets of holes for each stud cavity.As for installing cedar... depends on type and thickness, but I prefer having a substrate regardless.

If it was a number you picked out of the air, then just keep picking numbers.If you analyzed it and came up with 150k because the numbers told you to offer that...then offer 150 again...the numbers don't lie.If you offered 150 because the numbers told you your magic number was somewhere in between...then counter somewhere below your magic number...and NEVER go over itAlways remember this.
