We found an additional tenant, the home is FILTHY black grout (in what was a new construction brand new home) sticky floors and walls,Roach infested.... literally the floor was sticky from all the raid they must have sprayed.( empty cans every where and the video of the home made my skin crawl!)

I’ve watch hours of videos on YouTube and read a few books but I’m still unsure of how to start.

I've seen plenty of videos suggesting that I go virtual and try my luck in the mid-western areas.

But, then we started loading videos of the apartment units we had refurbished and prepped for lease and our numbers blew up.

Document the condition with photos and video during the typical pre closing walk thru and you should be good to go.
