It's awesome to meet another investor from the Buffalo area, by the way.My wife and I were thinking the same thing with respect to just simply positive cash flow/all house expenses being covered while we're house hacking, which should make the property that much more profitable once we move & rent out the unit we were living in.While we have a lot of family originally from the Buffalo area, we're relatively new to the area (approx 1 year now) and quickly finding out the areas that we should stay away from - we're certainly steering clear of the inner city areas. 

I was looking for options and pros and cons as to each option related to expense not so much with emotions.  

Hi @Garen LafserI'm sure you could find some relatively standard ones on google or the forums here on BP, but usually the attorney's will draft up the PSA after an LOI has been ratified. 

These sound bad but it is still relative to the numbers .

I was thinking to buy a nice book with tips for home maintenance or something related to that, but I don't want them to think I'm pushing them to do maintenance that I should be doing.  

I've negotiated a lot of loan modifications from the borrower's side and it's always related to either taking the arrears (missed payments) and creating a second note or wrapping the first and arrears into a new note to solve a foreclosure problem.

For instance, a cash partner may not need much in terms of qualifications but a contractor may need more qualifications because it may be presumed the purpose in getting a contractor partner is for their related skills.To find a partner, you ought to start networking at your local meet ups.
