I just ask because this wont be absolute but if its been sitting on the market where other savvy investors have passed it up there might be something they know that you dont ( but dont take this as absolute) .  

There is every possibility of a scenario where you wont meet that knowledgeable real estate agent , depending on your search strategy .

banks do set up LOC for HML to do as you suggest.. but those LOCs are pretty tough to get and you certainly wont get one without a lot of experience.. 

If they wont be able to move the home out for any reason at all you can offer to take over the title of the mobile home then rent it out to a new tenant. 

The property management company, as others have pointed out, likely is not the owner and wont be making sales decisions for them. 

Generally, if you've already completed the sale and received the payment you wont be able to utilize a like kind exchange to defer capital gains.
