If you make the deposit non refunadable they wont care and figure they already paid for damages so will not take as much care.

well it won't work as a rental. you did rent - PITI only, once you factor in the rest of your expenses it'll be negative AND that's assuming your mortgage of 5% which will be more like 5.75% with todays rates. 1. you wont' get the subsidized rates with Fannie without a W2. you can get a asset loan, but the terms are going to be ugly. 2. rental income won't count for a bank until 2years on your schedule E and they will know you're living in it making the income moot3. this property can be collateral, but it sounds like you're going to be maxed out on LTV from this loan. banks think in terms of position of default.
