Now she's currently destroying the home by flushing tampons and pads down the toilet to get the plumber out every week, she's sabotaging appliances to get maintenance to come out 3-4 times a month.

My experience has been that if you charge extra fees for pets (aka non refundable “deposit) then tenants feel they are already paying for future damage so therefore wont work as diligently (or at all) to mitigate damage.

Lender wont count the income from the POH.. only what space rent is for the area.also for me and I have owned 4 parks ( mainly repositioning )1. must be on city sewer and water2. get rid of the POH ASAP.. give them to the tenants if you have to and turn the space rent into 400 a month or so.absorption for 20 new pads is for ever.. especially if the existing units are junky old singles and doubles.
