Thanks @josua, thats a new acronym for me.I do building automation/systems integration for a living, and i installed a system in a mall in colorado a few years ago where we monitored the BTU's consumed by each individual tenant from their shared hot water and chilled water systems and billed them all out individually.

Now that I'm home, I've tested this rule a few different ways, and will share it.So, here's the new rule that I've made up.If your monthly cashflow is 2.5 times GREATER THAN your personal monthly PITI added to the sum total of your monthly consumer debt obligations, then you should be able to quit your job and continue to get investment property mortgages, assuming you are buying cashflow positive assets.

I am now trying out the "luxury vinyl planks" - Consumer Reports recommended the Lowes' brand  Shaw, for which I paid $2 a square foot plus you have to put in relatively thick underlayment and then ~$1.70- $2 a square foot install.
