You can search within so many miles of a city, etc.Also, this forum is where meetups are listed, you might want to monitor it and watch for any local meetups.

There are good properties out there but they might be simply overpriced and you have to watch them for the seller to get motivated over time.

Reading the above note, tells me that we need someone to keep watch on properties and we have included in our rental lease agreement the renter will allow us to do a walkthrough once every 3 months.
