Hello,I need some help on a deal I'm working on.I have a 3/2 Duplex thats only 11 years old in a B class neighborhood.

I am in a C area (in my opinion and maintain a B unit so I don't expect fabulous people. 

I consider them to be A/B areas which have decent cash flow and a good chance of appreciation.C/D areas are a different story.  

I like the pay stucture as follows for realtors who aren't family :) - they will most likely get 5-6% on the A-B.

I graduated with a BS in Marketing.

I do have a BS degree in drafting design architecture as far as that goes. 

I agree in the MF space class A/B are most likely to weather the storm, but not sure the current value is there as most people/sellers are pricing things based on the past, which is not the current nor the future. 

Can anyone tell me how purchasing a property in an LLC will benefit me in a A-B-C transaction or is it set up for A-B only type of transaction?

A 60k house in a B area that rents for 800-850 id take all day long, but maybe I’m not as picky as you.

All new copper plumbing and ABS drain systems were also installed.
