Yeah, different markets are different, every investor's goal and situation is different. 

I got this project off market from a connection of mine (I'm a realtor/investor).

The difference is that the physical assets which make it harder for quality control.In average, it took me about a year to build a strong team, with a lot of hands-on involvement, but I spent a lot of time looking at the work.Currently, I am building a team for my portfolio in Dallas that I have with some investors, but I am here so I can look at the work closely.What I have seen is that is better to have one or two employees in a payroll and then all others as contractors.

I see the same with note investors and people writing books and doing coursesI can name many people who now sell courses in a different strategy (whatever is hot) because they just bounce around promoting a lifestyle “live your life and earn $25k/mo passively with (insert investing type).

I think we all can acknowledge that Divorce is one of life's most challenging experiences, but can it make you a better real estate investor?

Not positive about a co-signor, it's possible to purchase in foreign investors name with you/other on title and deed.

Build your team (agents, lenders, contractors) and network with other investors in the field.
