The only exception is if the death was due to AIDS.In California, a death must even be disclosed to potential renters, not just potential buyers.

My experience with mixed use props in CA is that they are about the hardest to finance of all improved property so the owner's exit plan ought to take this into consideration; so should a buyer.

Nate Smith - why not visit your local county recorder's office (and neighboring ones as well, if needed) and see if they've issued any other loans (via mortgages they've received from borrowers) in your area.
