Most of the old warehouses vacant and for sale for $1 around here are really tough locations so spending millions to upgrade an old building to be in a C or D class area is not that enticing.My family used to own a large warehouse for dry ice production and distribution as the neighborhood turned to crap between the 1950's and 1980's they moved into a bigger building in a nicer part of town.

My advice would be to be patient and find the product and terms you want rather than jump on this just because it's quick.

There are bank statement programs, but the ltv is too high.There are 100% products, but not without income verification.Those products went away after the tumult of 2008.

We updated the plumbing and electrical, gutted the kitchen and bathroom, refinished the amazing oak floors, added new hardware and lighting, and painted inside and out.The finished product turned out great, and after 2 days on the market, we accepted an offer $9,000 over asking price.
