There's 2 simples ways to protect yourself.1) Draft up a general "Marketing agreement" which should say something along the lines of, everything that I bring you I will get X (flat fee or percentage, your choice).2) You could also get the property under contract yourself and "assign" your contract to him.

So if you have a great deal, that can be frustrating.Cash is king -- sometimes people will take an offer just because it's cash, over a financed offer, because there's less chance the deal will fall through.I also liked that you have the choice of either 3 years or 5 years repayment option.

Being 20yrs away from taking mandatory draws and given the amount is small enough that it wont affect my tax bracket this year; I think the best choice is to invest the cash portion into a Solo 401K Roth sub-account and have it grow tax-free.As Brian mentioned: The issue is being able to separately track and manage the two sets of funds with different tax treatment.
