They will recommend only good people to me when I ask and they will have their finger on the pulse of availability/progress and also get the word out that I am a good person to work for.If I were you I would look around your house/units and see all the household/tool/etc. things you may need or want and then I would go down to Kovarik True Value Hardware (just did a search), introduce yourself, ask to open an account, buy some items and explain your needs...

Make sure the improvement would make your property valuable without overvalued for your neighborhood…any comps to look at?

Another vote (from another local) for house hacking here in Socal.A trickle of cashflow from the Midwest is less valuable that reducing your cost of living and building equity here on the coast.Best,Jon

I once chipped a tub dropping a tiling tool from about 3' because I used the cardboard to try to protect it and didn't tape up moving blankets. :( But I still like it more than fiberglass.

But I'm wanting to streamline my process as much as possible and know all the tools at my disposal.
