If your rental is primarily for your own enjoyment lower your revenue estimates and come up with some reasonable way to gauge the enjoyment you, yourself, will gain from it.There’s professional AirBnB rentals intended to be world class STRs and there are those rentals filled with awkward family photos that are very clearly owners first that as a renter I am all too familiar with and far less likely to rent.

Yes you should ( we do ) provide photos /videos of all repairs.  

I know the interior photos look nice (new flooring, nice kitchen backsplash, updated cabinets and appliances, etc.), but from what I've read, there's *always* something to fix in an investment property. 

Drive by compared to MLS photos were drastically different.

Judging by the photos, I would be shocked if this property appreciated 3% per year.

does anyone know how to right the photos in the calculator. it wont allow for properly rotating the pics.
