I am quite skeptical of turnkey performance, because I know the true cost of managing rentals. 

If anything, I expect leases to perform better than normal after evictions are restarted.

All tho, frequently an Owner can "Self-perform" any work they want, but the property needs to be their primary residence.

There are better ways to make a property perform, than renting. 

Lastly you gain respect in the industry by performing, by doing what you say you will do, closing on your contracts and successfully taking deals full cycle.

You have an owner who probably has non performing tenants in place who wants to cash out.

I've built a relationship with them over the years so they know what I'm doing and how well I'm performing, and they can underwrite the loans themselves rather then sending it to a bean counter in another state that doesn't know me from Adam.

Otherwise, you may have a very difficult time getting them out of the property if they do not perform their management duties.
